The following information is Aderhold
Properties, Inc. minimum qualifying standards* for leasing an apartment home. Everyone living in
our apartment homes must qualify and
sign a lease. Each applicant must qualify
on his/her own ability. Each individual adult must be a party to
the lease. Management does not allow co-signers.
Your application
will be forwarded to a
professional credit reporting company. The information discovered
will be furnished to us. We shall make the final decisions as to
approval or disapproval of your lease application after we have
reviewed your application and obtained the necessary information.
If you have an questions concerning the information furnished us by
the credit reporting company, they will furnish the
information/answers to you. We are not authorized to discuss
information provided.
We investigate the
following:
(1) Resident
History. We verify your present and past residence,
the length of time of residency, the record of your rental
payments, the condition of the apartment upon your vacating, noise
complaints, written notice given, and the rental amount. We verify
past residence (2 years history).
(2)
Employment Reference. We verify your employment, name of the
employer, length of employment, satisfactory or unsatisfactory
performance, if a layoff is anticipated within 90 days, and gross
salary. Occupants applying must have a combined income which is
equal to three (3) times the rent per month.
(3) Bank
Reference. We verify the existence of the account,
standing of the account (any returned checks), the length of time
the account has existed, and the name which appears on the
account.
(4)
Credit Report. There is a full credit report prepared. If
your income is borderline in qualifying, we will also look at your
outstanding balances. We will also check your credit for prior
residences and compare the addresses to those you have given us.
Management reserves the right to reject an application should
rental history prove unsatisfactory. Management reserves the right
to reject an application should credit history prove
unfavorable.
It is
imperative that you complete the application thoroughly with full
legal name(s), telephone numbers, account numbers, etc. (to help
process the application quickly and easily). If you foresee a
problem, please discuss it with us since the application fee is
non-refundable once the application is faxed to our reporting
company.
Any false or
omitted information submitted on the application will constitute
grounds for rejection of your application. We reserve the right to
reject an application for any reason other than race, color, creed,
sex, religion, handicap, familial status, place of nature, origin,
or age.
*Each property may
have qualification standards and/or minimum requirements for
residency that apply in addition to the above listed information.
